AN INSPECTION OF FAN UNIT ACR406-LAT1 AT DECK 7, FIRE ZONE 4 REVEALED THAT ONLY THE ENTRY OF THE CONDENSATE DRAIN PAN (5 INCHES) COULD BE VIEWED FROM THE SMALL ACCESS HATCH IN THE LOWER PANEL OF THE UNIT. THE PAN SECTION HAD A VISIBLE BIOFILM LAYER OF MOLD DEBRIS ATTACHED, AND BETWEEN THE WATER DROPLET PANEL AND THE FAN COIL WAS A SMALL SECTION OF HEAVY DIRT DEBRIS NOTED. THE ACCESS TO INSPECT OR MAINTAIN THE CONDENSATE DRAIN PAN IS VERY POOR DUE TO THE OTHER FAN UNIT OPPOSITE, AND THE WATER DROPLET ELIMINATOR PANEL INSTALLED OVER THE PAN. LARGE DIAMETER PIPES INSERT INTO THE PANEL FROM THE OUTSIDE, FURTHER LIMITING ACCESS. ONLY THE DECK 7 FIRE ZONE 5 FAN UNIT AC502, SERVING THE SOLARIUM GALLEY ON DECK 9 HAD AN INSPECTION HATCH WHERE THE ENTIRE CONDENSATE COLLECTION PAN COULD BE VIEWED.
Recommendation:
Ensure that air handling unit condensate drain pans and collection systems are accessible for inspection, maintenance, and cleaning.
